Read our simple guide to the renting process
If you can, it is a good idea to start looking about a month before you wish to move
The first step - contact us either in person, via email or phone with details about yourself and what you are looking for. We will match you with suitable properties on our database and make arrangements for you to view. If you are not ready to move yet, we log your details on our database so that we can contact you as soon as suitable properties become available.
We will arrange for a member of our staff to accompany you. They will also be able to give advice and answer any questions you may have about the property or renting process. Once you have found the property for you, you need to complete reference forms and provide an administration fee and holding deposit
Rents are payable monthly in advance. The first month’s rent must be paid in cash or by bankers draft prior to occupation on signing of the agreement and afterwards monthly by standing order.
References will be processed by an independent referencing agency. An application form must be completed by all prospective tenants who propose to live regularly in the property regardless of circumstances. All tenants on a tenancy agreement must be over 18 and will be jointly and severally liable.
The following information/details will be required:
ID – Proof of current address -Bank – Previous/ current Landlord – previous/ current employer – personal reference (not family)
Sometimes a guarantor is needed and if so they will also have to complete an application form
A security deposit of at least one month's rent must be paid. This will be held throughout the tenancy term by The Deposit Protection Service (DPS) www.depositprotection.com At the end of the tenancy deductions will be made, if necessary, for rent arrears, damage to the property or the contents and also if the property has not been left clean and tidy including any garden areas.
During your tenancy, if we manage the property you live in, we are still on hand to help and advise you and make sure everything runs as smoothly as it can. Any problems at all, just contact us. We will arrange any suitable maintenance that we consider necessary through one of our trusted local tradesmen. You are responsible for paying the rent and all utilities (water, gas, electricity, council tax, service charges etc) and for keeping the property including the garden in a clean and tidy manner and are responsible for replacement of everyday consumables. You should not carry out any redecoration, repair or diy etc without the Landlord’s permission. Routine inspections will be carried out to ensure that these standards are being adhered to.
End of Tenancy
Please contact us as soon as you know you want to leave the property or if you are unsure about the legal notice procedures. Should you wish to go before the end of the tenancy term you may still be legally liable for the rent and outgoings. A final inspection will be carried out and the inventory/schedule of condition, prepared at the start of the tenancy, will be revisited.
